Main Responsibilities

  • Prepare Bills of Quantities (BOQ), cost estimates, and cost plans from architectural, structural, and MEP drawings.
  • Carry out quantity take-offs and site measurements.
  • Check material prices, labor costs, subcontractor rates, and other project expenses.
  • Review subcontractor and supplier quotations and provide commercial recommendations.
  • Assist with procurement and supplier negotiations.
  • Help prepare and manage main contracts and subcontracts.
  • Review contract terms, payment conditions, and commercial requirements.
  • Measure completed work and verify quantities for interim payments.
  • Prepare and assess interim payment applications and certificates.
  • Price variations, change orders, and site instructions.
  • Track project spending against approved budgets and identify cost differences.
  • Prepare cash flow forecasts, cost reports, and monthly commercial reports.
  • Assist with final accounts and construction claims.
  • Check documents and records used for commercial and contractual claims.
  • Work with project managers, engineers, consultants, subcontractors, suppliers, and site teams on cost-related matters.
  • Maintain accurate measurement sheets, cost records, quantity databases, and supporting documents.

Requirements

  • Strong experience as a Quantity Surveyor in construction.
  • Good knowledge of BOQ preparation, quantity take-offs, cost estimation, and cost planning.
  • Understanding of construction materials, labor rates, subcontractor pricing, and market costs.
  • Experience with procurement and supplier negotiations.
  • Good knowledge of construction contracts, commercial clauses, and contract administration.
  • Experience managing subcontractors and main contract requirements.
  • Strong skills in site measurement and valuation of completed work.
  • Experience pricing variations and change orders.
  • Able to monitor project budgets, costs, expenses, and cash flow.
  • Experience preparing commercial reports, final accounts, and claims.
  • Knowledge of quantity take-off and measurement software.
  • Advanced MS Excel skills for cost calculations, tracking, spreadsheets, and financial reports.
  • Able to read and cross-check architectural, structural, and MEP drawings.
  • Strong numerical, analytical, negotiation, and commercial skills.
  • Good attention to detail and ability to meet deadlines.

Preferred Candidates

Candidates already living in Bahrain are preferred, with immediate joiners given an advantage. Experience in Bahrain or GCC construction projects will be highly considered. Building, villa, commercial, or high-rise project experience is also an advantage.
